Many tend to think moving an apartment will be quick and easy when in many cases it is often much more complicated. Moving a home in Florida is often a ground floor to ground floor, and we are able to pull the truck right up in the driveway. In apartments and condos we are typically dealing with stairs, elevators, long carries down hallways, parking restrictions, HOA rules, and tight elevator windows.
At Tropic Moving we’ve completed thousands of moves in Brevard county over the last decade. After completing thousands of apartment and condo moves throughout Melbourne and all of the Space Coast, we’ve noticed the same surprises catch people off guard.
Why Apartment & Condo Moves Can Be More Difficult Than House Moves
Some of the top challenges of condo and apartment moves are the stairs/elevators and long hallways. This adds a significant amount of time for each trip to the moving truck the crew makes. When a move can have 60-80 inventory items the time it takes in each trip is taking 5x the time. The rule of thumb we use is a flight of stairs on average adds an hour per flight at each location. So the third floor can add 2+ hours of time vs the same move from the ground floor. Elevators can reduce the overall workflow from the crew but there is still significant waiting and time involved to complete the move. Some condos allow for a true service elevator where building management will lock out the elevator for the exclusive use of moving in that resident. This is the most ideal process for moving but still adds on time with staging items to and from the elevator, loading/unloading the elevator etc.
For example a two bedroom apartment may have less furniture than a house, but once you account for taking everything down a long hallway to an elevator, down the elevator into the lobby then walk to the truck from the lobby elevator this can take just as long as moving a larger house with not stairs or elevators invovled.
How Elevators Can Add Time to Your Move
Usually an elevator means one: waiting on the elevator and two: walking hallways to get to and from the unit as well as to and from the moving truck. The process to load is once we get the furniture taken apart prepped and padded, it gets dollied and staged by the elevator first. Once enough items are staged by the elevator the crew will load the elevator and take them down. Once down in the lobby they get stagged again until ready to bring them to the truck to load them. While the elevators do decrease workload on the crew they add an element of walking and waiting to complete the job.
Different buildings have different rules regarding elevators as well. Many of the new luxury apartments around Brevard county have a fourth floor and elevators for residents. These elevators do have to be shared but in the luxury apartments they are usually spread out enough to not cause too much of a bottleneck. The largest bottleneck we see are the older buildings in Cocoa Beach, Cape Canaveral, Satellite Beach and Indialantic. These older buildings usually have one main elevator that has to be shared and many of the residents tend to be older and easily frustrated which requires the moving crew to be efficient and understanding of those situations. That includes being mindful of blocking entrances, staging furniture, holding the elevator and mankind sure it is not left full. These condos typically have more floors and one main elevator servicing all or most of the building.
Even some newer buildings like the Highline Apartments have one elevator servicing a large part of the building and require significant walking. With some newer apartments as large as 3 bedrooms and up to 1500 square feet some of these units are even requiring a crew of four movers to get everything done efficiently and not pushing into an excessively long day for everyone. A larger crew helps reduce the bottlenecks on these jobs. Whereas with a smaller crew if items are getting taken apart and prepped nothing else is getting done. While on a larger crew the third and fourth crew member can be moving boxes and items that are ready to as items are getting prepped they are also getting moved out significantly increasing efficiency.

Every Building Has Different Rules
Something Florida may have made famous are HOA’s. They are certainly not for everyone and can be the frontline of some heated residential disputes if you’re not aware of the building rules. But on the other hand when we are aware of the rules and plan the move around them it creates a great moving experience and can help with any frustrated neighbors during the move. Some HOA requirements that folks can be unaware of are moving times in the building, the requirement to hand pads on the walls of the elevator to prevent damages or even floor covering as well as sometimes needing to reserve a certain window of time to use the service elevator if they have one. Some buildings have weekend restrictions or even a hard end time of work in the building like all contractors must be out by 5pm. When you are finding this out on the move day they can quickly create extra challenges or unintended expenses.
One thing we have seen with stricter HOA rules is they do make it difficult when trying to move using a Uhaul or POD as well. What we see come up with strict HOA’s is that most new residents may be unaware of the moving rules causing confusion and potential HOA fines or even damages on property. Professional moving companies are aware of these rules and can be in/out as quickly as possible so the building can return to normal operation.
Parking Can Be More Complicated Than Expected
Each building is different with its parking rules. Some have a dedicated loading/unladoning area for trucks and others have a parking garage on the ground level and next to no parking for guests. We had a building earlier this year where the only legal parking spot was to park in the street on the backside of the bundling. Even with following the rules and being legally parked, the neighbor insisted we move to the point where he even called the police. The police arrived and confirmed to him we were legally parked and legally performing work. Our crew was able to keep working with no interruption and didn’t have to create unneeded extra lost time by moving the truck and loading from a further position.
While situations like this are uncommon, they highlight why it’s important to understand parking and building access rules before moving day. An experienced moving company knows how to coordinate with building management, comply with local regulations, and position the truck as efficiently as possible to keep your move on schedule.
Long Hallways Make Small Moves Feel Bigger
The parking also can be a huge factor in how far the crew has to walk. We’ve seen condo buildings that have one dedicated loading/unloading zone, even if the residents unit is on the complete other side of the building and there is a closer elevator or stairwell they still force the moving truck into the loading zone. This can turn a 2-3 hour move into a much longer day very quickly.
When we’re working with long hallways, we do our best to get everything on wheels but still creates a long process to navigate the hallways, especially when an item requires two movers to move like a king mattress it can keep the crew occupied for 10+minutes to get one item loaded and back to the unit. This is where a 3-4 man crew really adds efficiency to the move and eliminates the “bottlenecks” of loading the moving truck.
Large Furniture Doesn’t Always Fit
In addition to all of that sometimes large furniture can cause a delay as it does always fit where you’re moving to. Whether it be in an elevator or around a tight corner in the building it’s very difficult to account for all of these factors ahead of time. This can cause a crew to take oversized items up stairs instead of an elevator to take off doors or extensive disassembly on items were moving, all of which can take significant time to complete. This is most common with items like large king headboards, dining tables, large sofas, and refrigerators.
Protecting Common Areas Matters
Another big one on moves is protecting common areas in hallways and lobbies. This is where HOAs appreciate professional companies that are careful in paying attention to detail when loading/unloading. Things like wall damage and floor damages can fall back on the resident if something happens. Our crews are always mindful of thor surroundings and use floor runners, door/entryway padding and furniture pads to ensure a safe move into these buildings. Sometimes even simple things can make a difference like how low quality furniture dollies have plastic wheels where our high quality moving equipment has high quality rubber and pneumatic wheels to ensure floors are kept safe from damage. We also know how to set up wall or floor padding requested by the HOA in the elevators to follow any needed directions.
Packing Matters More Than People Think
The best way to speed up a condo and apartment move is to be fully and properly packed. All the way down to Tvs Lamps and fragile items. If these items are all in boxes that makes it much easier for our moving crews to hand truck or dolly down the halls, elevators and stairs. Open boxes make it difficult for crews to stack and hand truck them and fragile items may require a trip to the truck just for that item or two people to carry vs one person being able to dolly the box. This can significantly affect the speed and efficiency of a move when taking into account on average 75 or more individual items moved on a typical 2 bedroom apartment move.
The Best Time to Move Into an Apartment or Condo
The best time to move into an apartment or condo is to take into account many of the factors already mentioned. This means avoiding busy elevator times which are typically when folks are coming from work or weekends when people are coming and going throughout the day. Many of the new luxury apartments in Palm Bay and Viera are attracting a large volume of young professionals to the area and there tends to be a lot of in/out traffic around work times.
The ideal time is a weekday with an 8-9am start time. This gives the crews an early enough time to beat the afternoon rain and beat the morning and afternoon traffic. This allows the crew to work uninterrupted and avoid residents getting affected by the moving for a smooth and efficient move.
